A recent study by The Washington Post has highlighted the emergence of gray homes in D.C. as a key indicator of gentrification, contrasting with traditional red-brick architecture. Using Google Street View, the study analyzes color trends across various neighborhoods, revealing a significant increase in muted tones linked to rising home prices and the displacement of Black residents. With the demographic landscape shifting—only 33% of homeowners now identify as Black—experts link these neutral colors to signs of wealth among new, predominantly white residents moving into historically Black neighborhoods.
The findings revealed an increase in desaturated, monochromatic tones across real estate in every ward.
Only 33% of homeowners in the district identify as Black, down from 45% in 2010, indicating a significant demographic shift.
