Compass invites outside agents to use its exclusive listings platform
Briefly

Compass has escalated its opposition to the Clear Cooperation Policy by allowing agents from all brokerages access to its exclusive Coming Soon listings. These listings are presented to potential buyers without revealing metrics that could negatively impact perceived value. CEO Robert Reffkin has publicly criticized the NAR's guidelines, advocating for homeowners' rights to market control. The marketing strategy includes three phases: Exclusive Listings, Coming Soon, and live listings on MLS platforms. This plan aims at providing a competitive edge while navigating the regulatory landscape surrounding real estate listings.
At Compass we are advocating for homeowners to have control over how their listings are marketed, ensuring NAR and the MLS don’t disadvantage them.
Our marketing plan hides metrics like days on market and price drop history that tend to negatively impact interest in a home listing.
The Coming Soon phase allows listings to appear before hitting the MLS, only for about a day, enhancing visibility without immediate public scrutiny.
Compass’s approach appeals to agents across brokerages, offering a workaround to CCP mandates that restrict sharing of Private Exclusives among different companies.
