The Landmarks Preservation Commission expressed enthusiasm for the front design of new infill at 164 Hancock Street, but found the rear too massive compared to neighboring row houses.
Commissioners agreed that the proposed building's width and massing extended excessively into the interior of the block, raising concerns about its impact on the green space known as the 'green donut'.
Architect Ana Maria Torres emphasized that while the building for No. 164 is wider due to a larger lot, it is still designed to remain below the floor area ratio to be in context with historic buildings.
The development of 164 Hancock Street by 164 Hancock Development LLC follows the approval of a similar design for the adjacent lot, emphasizing the need for harmony in landmark districts.
