The demand for datacentre capacity is increasingly unpredictable, prompting stakeholders to address various elements including power supply, location, and policy frameworks. According to Andrew Jay from CBRE, there is heightened uncertainty in predicting new UK datacentre locations due to evolving technology and power availability issues. A collaborative approach involving datacentre operators, investors, and utility firms is essential to alleviate grid congestion and improve reliability. Urgent government engagement on UK power infrastructure is recommended to meet the anticipated rise in electricity demand, which NESO predicts will reach 570TWh if net-zero goals aren't achieved.
"There's more change and uncertainty in how the market is going to develop right now than there's ever been," says Andrew Jay, head of EMEA datacentre solutions at commercial realtor CBRE.
"What we're saying to the government - very politely - is that, rather than land for AI zones, we need to first look at UK power infrastructure, discussing plans and the art of the possible with the new National Energy System Operator (NESO) and the National Grid."
