The Bears appraised the property at $60 million to $72 million by categorizing it as vacant residential land, while the school district classified it as commercial land, valuing it at $197 million.
The Bears demolished the racetrack to lower the value of the site, but the Cook County Assessor significantly increased the value of the land.
