"SAN JOSE - A hotel complex in San Jose could be reborn as a residential hub under a proposal being floated at City Hall in a fresh sign that the region's lodging sector remains under siege in a tricky economy. The Sonesta ES Suites hotel at 1602 Crane Ct. in North San Jose could be converted to apartments or condominiums under a very preliminary proposal on file with the city's Planning Department."
""It makes a lot of sense to convert a suites hotel like this to apartments," said Alan Reay, president of Atlas Hospitality Group, an Irvine-based firm that tracks the California lodging market. Why? Units in this sort of lodging already contain multiple features that could readily apply to an apartment, according to Reay. "Suite hotels have a living room, a separate bedroom, and a kitchen," Reay said."
A preliminary proposal filed with the San Jose Planning Department would explore converting the 114-room Sonesta ES Suites at 1602 Crane Ct. into multi-family rental apartments or for-sale condominiums. The hotel consists of a cluster of seven buildings and sits near Zanker Road and Bering Drive in North San Jose amid numerous technology company offices. An affiliate of Hospitality Properties Trust owns the property and Kalthia Group Hotels vice president Jay Shah is leading the conversion effort. Existing amenities including a pool, weight room and meeting rooms are proposed for future residents. The proposal emerges amid Bay Area hotel loan defaults, foreclosures and falling property values following the coronavirus era, and industry observers note suite layouts often translate readily to apartment units.
