Empty downtown San Jose retail site goes up for sale in tricky market
Briefly

A significant retail space in downtown San Jose is being marketed for sale, potentially indicating changes in the city’s urban environment. Previously occupied by Safeway, the site has remained empty for over six years. Located near San Jose State University, it could cater to a built-in customer base. Experts suggest subdividing the space for multiple uses to address larger retail vacancies, which are a national issue. Its auction sale highlights ongoing challenges and opportunities in transforming urban retail spaces.
"There is a built-in customer base for robust daily foot traffic," the brochure states.
"Large retail vacancies are a challenge in every city in America," said Mark Ritchie, president of Ritchie Commercial.
"This is on a great corner," said Erik Hayden, an executive with Urban Catalyst, referring to the commercial space's prime location.
"Maybe the best idea would be to physically divide that into considerably smaller square footages," Ritchie said regarding potential uses for the space.
