The government will outlaw no-fault evictions in England from 1 May and end fixed-term tenancy contracts, moving renters onto rolling agreements. The reforms also ban bidding wars and set clearer rules on pets. Landlords warn the changes will increase screening of prospective tenants and create uncertainty when tenancies go wrong. The Renters' Rights Act was formally approved at the end of October and is described as the biggest shake-up to renting in England for more than 30 years. The new rules will affect more than 11 million people and approximately 4.4 million households rented privately between 2021 and 2023. Landlord groups request at least six months to prepare from the publication of regulations.
