Moto has proposed to build service stations on either side of the M25 between junctions 27 and 28, plans that include ample parking for vehicles and HGVs. However, significant opposition has arisen from local groups worried about the impact on green belt land, with campaigners staging protests to voice their concerns. Competing service operator Welcome Break also aims to develop a site nearby. Both companies argue that the services are necessary to address a substantial gap along the motorway, but local residents fear lasting damage to their community and environment.

Both Moto and Welcome Break insist that the services are badly needed as there is a 33-mile gap between the South Mimms and Thurrock stops on the M25, exceeding current guidelines.
These are massive developments, they're absolutely huge, he explained. That green belt land will be lost forever, and we won't get it back.
Local people opposed both developments and feared that the approval of one would lead to houses going up too.
