Legendary Development has successfully won approval for their 18-story office building project in Downtown L.A.'s Arts District, overcoming the denial of appeal from the City Council. The project, led by Dilip Bhavnani's Pasadena-based firm and designed by Gensler, will include 308,000 square feet of office space, ground-floor restaurants, and a 660-car garage.
The design of the 18-story building draws inspiration from the Arts District's utilitarian style, featuring a concrete podium resembling neighboring warehouses, albeit adorned with murals. The project will also encompass a former A+D Museum, with outdoor patios, terrace decks, and public open space.
The Los Angeles City Council denied an appeal challenging the project's approval, which involved a zone change and general plan amendment. The appeal, filed by SAFER, contended that the environmental study overlooked potential impacts on air quality, biological resources, and greenhouse gas emissions.
