The Planning Commission has recommended the rezoning of a vacant 2.9-acre parcel in Montopolis from SF-6 to MF-2 to enable a housing development by Saxon Acres LLC, despite concerns from Planning Department staff regarding previous delays since a 2020 approval. The proposed development may include income-restricted units to enhance affordability, although specifics remain undefined. Commissioner Grayson Cox emphasized the importance of committing to these affordable units in the decision-making process. Additional details about the development will be presented to the City Council for final approval.
"I think understanding the affordability, the income-restricted units that you're willing to do, should factor into the Planning Commission's decision on whether to support this or not," said Commissioner Grayson Cox.
Victoria Haase indicated that Saxon Acres aims to include income-restricted units, noting, 'Whatever agreement we come forward with in terms of income-restricted units, it's likely to be more.'
The current zoning is for moderate density residential use, but the proposed MF-2 zoning allows for higher density multifamily development at a maximum of 17 units per acre.
City planning staff raised concerns about the prior lack of development progress since a previous rezoning was granted in 2020.
