The proposal exceeds current requirements with plans for 16 acres of public parkland and over 35 acres of accessible open space, plus almost 4 acres dedicated to trails.
Rowlinson indicated that the site contains environmentally sensitive features, including wetlands along Little Bear Creek, underlining the project's significance for community and environmental sustainability.
