Goatenbridge Developments Ltd received planning permission from Tipperary County Council to build six houses on a site in Goatenbridge, Ardfinnan. The proposal includes four four-bedroom homes and two three-bedroom homes, along with the removal of rising walls for five houses that had started but were never finished. One house will be transferred to Tipperary County Council for social housing after completion. The site is part of a larger Goatenbridge development where permission was granted for 20 houses, with 15 already constructed and this application adding six more to finish the scheme. The council initially sought a reduction to five houses due to the positioning of two units and the omission of one home, but the developer revised the layout while keeping all six. The revised layout was found to better match the wider estate’s form and character and align with cluster housing guidelines. Permission was granted subject to 21 conditions, including a €16,364 public contribution.
"Goatenbridge Developments Ltd applied to Tipperary County Council for planning permission to build six houses on a site in Goatenbridge, Ardfinnan. Under the plans there would be four four-bedroom and two three-bedroom homes built, as well as the removal of the rising walls for five houses which had started construction but never finished. One of the houses will be transferred to Tipperary County Council for use as social housing once the development has been completed."
"Planners with Tipperary County Council initially wanted the developer to reduce the size of the development back down to five houses, stating that the position of two of the houses were "undesirable" and that one "should be omitted." "The positioning and orientation of the two most eastern units and the driveway associated with [one of the homes] is undesirable and is not reflective of a cluster housing scheme," the planner noted."
"The council requested further information and asked the developer to either revise the layout or remove one of the proposed houses. Following the request for further information from the council, the developer revised the layout while retaining plans for all six houses. The planner noted that "the layout proposed is much more in keeping with the form and character of the wider estate," and that "consideration can be given to the scheme as now presented" because the new design was in keeping with guidelines for cluster housing schemes."
"The site forms part of a larger development in Goatenbridge, which saw planning permission granted for 20 houses in total. So far, 15 out of the 20 homes have been constructed, with this application seeking to add six more properties to finish the development off. The council granted planning permission subject to 21 conditions, including a €16,364 contribution toward public in"
