"The project superposes a program of productive activities and housing; in between, on the first floor, an intermediate layer of parking acts as a "buffer zone" between the two."
Maxime Delvaux led a collaborative team of 20 on a residential mixed-use project that integrates productive activities with housing. The design stacks productive programs beneath residential units, separating them with a dedicated first-floor parking level. The parking layer functions as an intermediate buffer zone that mediates noise, access, and spatial separation between the two program types. Structural and MEP engineering were provided by CSD Engineering & Consulting, with acoustic consulting by D2S. The configuration enables compact urban stacking of incompatible functions while preserving residential privacy and productive ground-level activity.
