Plans and renderings show an eight-story, 70-unit building at 222 Capp St., to fill a parking lot between 17th and 18th streets. The project includes 11 affordable units and 6,735 square feet of ground-floor retail adjacent to the bar formerly known as the Uptown. Preliminary permits were filed June 26. The project benefits from the state's density bonus and Sen. Scott Wiener's SB 423, which limits the Planning Commission's authority to approve, deny, or request changes. Commissioners expressed mixed views about public review and the project's balance of market-rate versus affordable units; five affordable units are reserved at 120 percent AMI.
