"In July, there were 3,188 homes for sale in Nashville, which was 0.5% more than the month before and 26.5% more than the same time last year. Meanwhile, active inventory across the nation rose by 1.9% from last month to 1,102,787. The number of new listings in Nashville was 1,034, which was 15.1% less than the month before and 3.8% more than the same time last year."
Nashville's median listing price rose slightly in July to $609,450. Price per square foot decreased 0.3% month-over-month, a smaller decline than the national 0.9% drop. Active inventory in Nashville reached 3,188 homes, up 0.5% month-over-month and 26.5% year-over-year. New listings totaled 1,034, down 15.1% from June but up 3.8% from last July. Homes in Nashville averaged 64 days on market, five days longer than June and 22 days longer than last July. Nationally, active inventory rose to 1,102,787 and new listings fell to 434,816, with an average market time of 58 days.
