There were 42,068 home sales across Canada in October, down 4.3% from October 2024 but up 0.9% month-over-month, marking the sixth increase in seven months. Sales increases were led by B.C., Alberta and Quebec, while Ontario, Saskatchewan and Manitoba recorded declines. Interest rates are approaching stimulative territory, supporting expectations of more active housing markets into 2026 despite economic uncertainty. The actual national average sale price in October was $690,195, down 1.1% year-over-year. CREA's home price index rose 0.2% month-over-month but fell 3% year-over-year. Tight supply-demand balances support price growth in many regions, while B.C. and Ontario currently favour buyers.
