"If you want to buy a pair of buildings in the heart of Carroll Gardens, you may have to learn how to bake. As Crain's first reported, the sale of 192 and 194 Union Street comes with an ask from the current owners to keep the 100-year-old Mazzola Bakery on the ground floor intact. "This is more than a bakery, it's a living legacy," per the listing, and the whole thing will run you $9.75 million."
""I've never been tasked with selling land and a business together, so it's really unique," says Nicole Galluccio, the Compass broker handling the sale on behalf of the Caravello family, which owns the buildings and runs the bakery. The shop was opened in 1928 by Nicolo Mazzola and taken over in 1980 by Francesco Caravello, a barber who spent months with Mazzola learning his recipes, including that for his famous lard bread."
"As for the part about running a bakery, it's not entirely clear if someone from the Caravello family might want to continue to do it. The goal, says Galluccio, who lives in the neighborhood, is to keep the institution intact. "I love the place, so when I heard it was going to be sold, I think they knew I was someone who would fight to keep it," she says. "I'm personally obsessed with their decaf iced coffee - nobody in Brooklyn brews decaf iced coffee.""
Two adjacent buildings at 192 and 194 Union Street in Carroll Gardens are listed for $9.75 million with a stipulation to retain the 100-year-old Mazzola Bakery on the ground floor. The property includes seven apartments and recent capital improvements such as new boilers and electrical upgrades. A parlor studio rented last year for $2,750. The bakery originated in 1928 with Nicolo Mazzola and was taken over in 1980 by Francesco Caravello, who learned the recipes including a famous lard bread. Compass broker Nicole Galluccio is handling the sale on behalf of the Caravello family, with an aim to preserve the bakery.
