The 220-unit Gateway Tower at 470 South Market St. in downtown San Jose will be entirely affordable and is scheduled to begin construction in the first quarter of 2026 after securing full financing. The Core Cos. is the lead developer and will use a Build Group/Core Builders joint venture as general contractor. All apartments will serve households earning 30% to 70% of area median income, translating to roughly $58,560 to $136,640 for a four-person household based on 2025 AMI. The development aims to house teachers, health care workers and service industry employees and will offer a tenant preference program giving select SoFA-based artists the right of refusal. The tower sits within the SoFA district near restaurants, nightlife and cultural venues and is expected to boost downtown activity.
