Lev Grzhonko purchased a distinctive studio apartment in Manhattan's Osborne building for $825,000 in 2014, originally listed at $1.995 million. Although it boasts unique features like mahogany accents and Tiffany glass, the property appeals less to buyers accustomed to modern minimalism. Initially listed at $1.45 million in March 2021, the price has since been reduced to $1.665 million. The Osborne's historical significance and luxury do not align with current buyer preferences, making the sale challenging for Grzhonko.
"Today, a majority of buyers got used to minimalism, to modern kinds of apartments. It's opposite to this."
"It's a unicorn. There is no apartment like this in Manhattan," says Broadway Realty managing director Elliot Bogod.
"Grzhonko has been 'selling it for some time now,'" says Bogod.
"The lobby dazzles with gilded mosaics and Italian marble. It's on Billionaires' Row and sits across from Carnegie Hall."
