The new report, compiled by economist Professor Ronan Lyons, shows rents nationally rose by 4.4pc in the first three months of 2026 - the largest quarterly increase recorded since the series began in 2002. Annual rent inflation nationally now stands at 7.8pc."

The report found the average monthly rent in Louth is now: €1,466 for a one-bedroom apartment; €2,015 for a two-bedroom apartment; €2,476 for a three-bedroom apartment; €2,129 for a two-bedroom house; €2,642 for a three-bedroom house; €3,095 for a four-bedroom house."
"The report also points to rising costs for those renting rooms in shared accommodation. In Louth, the average monthly rent for a double room in a house with an ensuite bathroom is now €856, while a double room without an ensuite averages €791. Nationally, the report says the dramatic rise in rents coincides with the introduction of new rent control measures earlier this year."
"Professor Lyons said landlords appear to be resetting rents to current market levels when tenants move out, leading to a sharp immediate increase in advertised prices. Despite some improvement in rental availability outside Dublin, supply remains extremely tight nationwide. On May 1, there were just 2,374 homes available to rent across the country - the third-lowest May figure recorded since 2006."

In Leinster outside Dublin, rents increased by 4.1% in the first quarter, also the largest quarterly rise on record. Year-on-year increases remain steep across most property types in Louth, including 12.1% for three-bedroom houses and 8.5% for two-bedroom houses. Room rents also increased, with double rooms averaging €856 with an ensuite and €791 without. Supply remains extremely tight nationwide, with only 2,374 homes available to rent on May 1.
