"According to Collboni, the price of rent in Barcelona has gone up by 68% in the past ten years, while the price of property for sale has increased by 38%. This spike has created a challenging environment for average wage earners, making it difficult for them to secure housing amidst ballooning costs."
"The more vacation apartments there are, the more rent rises," says Konstantin Kholodilin, a scholar at the German Institute for Economic Research. He notes that this increase averages 2-3%, depending on location. Such trends indicate that the growth of vacation rentals directly influences real estate prices, making housing less accessible for locals who earn standard incomes."
