In 2024, New York City experienced significant affordable housing development, notably in Brooklyn's District 42, which produced 1,439 income-restricted apartments. Overall, the city created or preserved 27,620 apartments, marking a 10% increase from the past five years, with over 14,000 new constructions. This trend shows a concentration of affordable housing in lower-income, Black and Latino neighborhoods while wealthier areas produced none. The Bronx continues to dominate in affordable housing development, presenting a stark contrast in housing distribution and access across the city, highlighted by an executive director's statement on disparities.
"The Bronx is really showing up, once again, as the top producers in affordable housing," said NYHC Executive Director Rachel Fee. Over the last decade, Bronx Council districts account for five of the 10 areas that saw the greatest number of new units.
The latest report follows similar trends as in previous years: the districts that produced the most affordable housing tended to be lower-income and predominantly home to Black and Latino residents.
In 2024, New York City helped create or preserve 27,620 affordable apartments, a nearly 10 percent boost compared to the average over the last five years.
This means areas that saw few new units had a higher average median income and more white residents, emphasizing the stark contrast in housing production across different neighborhoods.
