The New Avenue Estate in Southgate has been demolished as part of a regeneration effort by the council and Countryside Properties UK, planning to build 502 homes. Planning consent dates back to 2018, with a revised plan approved in 2022. The project, divided into three phases, includes 127 homes completed in 2021, 156 homes underway, and a redesign for the third phase due to new safety regulations. The council seeks to convert some homes for social rent, supported by government funding, to address the imbalance between social and private rentals.
Over the last few decades we've seen a decline in social rent and a huge increase in the private rented sector and it needs rebalancing.
If we don't buy and put our tenants in there, a landlord will buy them and put a private tenant in there. We can't have control over the whole scheme.
