
"The resident-led housing association, Phoenix Community Housing has submitted plans to partially demolish Catford Police Station on Bromley Road so it can deliver 63 new homes. The plans will be heard by Lewisham Council's Planning Committee at a meeting next week (November 25). Catford Police Station closed at the end of 2017. Since its closure, the building has been occupied by Live In Guardians, who are allowed to live in disused buildings for a lower rate than normal in exchange for guarding' the vacant property."
"Under the plans, Phoenix intends to retain and convert the locally listed main police station building, while all of the other ancillary buildings will be demolished and replaced with two new blocks which would be between four and six storeys tall. All of the homes are set to be 100per cent affordable' and would be split into 29 social rent flats and 34 intermediate flats, which offers rental properties at 20per cent less than local market rents."
Phoenix Community Housing purchased the Catford Police Station site in February 2022 and has revised a prior proposal for 65 homes down to 63. The locally listed main police station building is planned to be retained and converted, while ancillary buildings would be demolished and replaced by two new blocks of four to six storeys. All homes would be 100 per cent affordable, split into 29 social rent flats and 34 intermediate flats at 20 per cent below local market rents. The mix includes one-, two- and three-bedroom units. Public consultation returned ten objections and a 37-signature petition citing over-development, height and privacy concerns. Planning officers support the scheme for delivering substantial on-site affordable housing, and statutory consultees raised no objections. The scheme is scheduled for Lewisham Council Planning Committee consideration on November 25.
