Stockdale Capital Partners is moving forward with plans to build a 12-story medical office and life sciences building in Beverly Grove, a project that will soon replace a Big 5 Sporting Goods store on South San Vicente Boulevard. The trapezoid-shaped building will feature ground-floor shops and restaurants, a podium parking garage for 418 cars, and be the first new medical office building in the neighborhood in decades. The building, designed by ZGF Architects, is set to open for tenants in 2027 and was pegged at a cost of $250 million in 2019.
The project has faced opposition and undergone several failed appeals from a labor-backed group and local residents, despite being approved in 2022. The building is designed with floor-to-ceiling glass walls, rounded corners, and a Streamline Moderne architecture influence, featuring outdoor terraces with landscaping against reflective windows. While the CBRE leasing website states the building will be 15 stories tall, Stockbridge claims the property will have parking for over 450 cars, along with living gardens and a glass and metal panel facade.
