Builders have the most unsold homes since 2009. These are the housing markets with deals
Briefly

D.R. Horton CEO Paul Romanowski highlighted a sluggish start to the spring 2025 selling season, attributing it to cautious homebuyers facing affordability challenges. Other builders, like Lennar, echoed similar sentiments, indicating a lack of the expected seasonal boost and the need for incentives to stimulate sales. These included substantial buyer incentives, which increased dramatically compared to previous years. Additionally, the unsold inventory of completed new single-family homes has consistently risen since the pandemic boom, reaching its highest level since 2009 with 119,000 unsold homes reported for March 2025.
This year's spring selling season started slower than expected as potential homebuyers have been more cautious due to continued affordability constraints and declining consumer confidence.
We do not see the seasonal pickup typically associated with the beginning of the spring selling season. So we continue to lean into our machine focusing on converting leads and appointments.
