A recent study reveals that finding affordable housing in Berlin has become a significant challenge for individuals and households with normal incomes. Once characterized by its affordability, the city's real estate market now shows that only 24 percent of available properties from July 2023 to June 2024 were affordable for people on median incomes. The situation is exacerbated by strict rent controls and a two-class system where existing tenants enjoy security, while newcomers are met with scant options. Even when municipal listings were factored in, more than 70 percent of rents remained inaccessible for average earners, illustrating a growing divide in the housing market.
