Berlin building boom on the horizon DW 04/13/2025
Briefly

Tempelhofer Feld, once used by the Prussian army and central to the Berlin Airlift, has been a public recreational area since 2010. Covering over 300 hectares, it is among the world’s largest urban green spaces. However, new proposals aim to reduce its size and introduce residential buildings due to Germany's acute housing shortage, with the median rent in Berlin rising dramatically. Despite local opposition and a past referendum halting development, the incoming chancellor endorses building to alleviate rising housing demands.
Tempelhofer Feld, converted from a military parade ground to a public recreational space in 2010, faces new development proposals for housing amidst a critical affordable housing crisis.
The Berlin government aims to shrink the central meadow of Tempelhofer Feld from 305 to 180 hectares and intends to convert half of the built-up area into commercial space.
Despite local opposition reflected in a 2014 referendum against development, incoming chancellor Friedrich Merz supports building on the land to address Germany's severe housing shortage.
With rents in Berlin rising significantly, the coalition government plans to accelerate housing construction and streamline processes in response to the evident housing crisis.
