Starting April 1, 2025, the maximum DMTO tax, part of notaire fees in real estate transactions in France, will increase from 4.5% to 5%. This decision is left to local authorities, allowing them to choose whether to implement the increase, which adds around €500 in fees for every €100,000 spent on property. First-time buyers are exempt from this increase, and several départements including Paris and others have already opted in while others will make decisions ahead of the deadline.
The 2025 budget allows departments to increase taxes on droits de mutation à titre onéreux (DMTO), raising fees for real estate purchasers by up to 5%.
While the maximum DMTO rises to 5% from April 2025, local authorities can individually decide whether to adopt this increase, impacting buyers differently.
