Nonbank mortgage servicers cement dominance in agency market

As of July 2025, the overall unpaid principal balance (UPB) across all loan types is $8.964 trillion. Nonbanks significantly surpass banks in agency servicing and originations, with a remarkable 72% share of UPB, climbing to 89% for Ginnie Mae pools. New issuances for nonbanks totaled $481 billion, while banks contributed $74 billion. Delinquency rates are notably high for Lakeview Loan Servicing and Freedom Mortgage. United Wholesale Mortgage leads production among sellers, followed by Pennymac and Rocket Mortgage, collectively comprising about 30% of agency production.
