When measured across the full year, average asking rents in Canada declined 3.1 per cent in 2025, which was a larger annual drop than during the COVID-19 pandemic. Average asks for house and townhouse rentals were down five per cent to $2,071 in December, while asking rents for condominium apartments fell four per cent year-over-year to $2,131. Asking rents for purpose-built apartments moved one per cent lower year-over-year to an average of $2,049."
Asking rents in Canada declined 2.3% year-over-year in December to an average of $2,060, completing a full calendar year of decreases and reaching a 30-month low. Average asking rents fell 3.1% over 2025, a larger annual drop than during the COVID-19 pandemic, and stand 5.4% below levels two years ago but 14.1% above December 2019. Record-high apartment completions, slowing population growth, economic uncertainty, and affordability pressures reduced upward rent pressure. Declines were strongest in secondary-market units; house and townhouse asks fell 5%, condominium asks fell 4%, and purpose-built apartment asks fell 1%. Provincial results varied, with B.C. and Ontario down, Saskatchewan and Nova Scotia up.
