Downtown Brooklyn added 4,421 new residential units in 2025, a 51% increase over the prior record of 2,925 units set in 2022. Growth was enabled by a 2004 rezoning and developer tax incentives that supported large-scale mixed-use projects. Recent completions include Rocklyn (1,098 units), Everly (569 units), and The Brook (591 units), developed by Witkoff and Apollo, which began move-ins last July and attracted retail like Din Tai Fung. The Brooklyn Tower listed a $16.75 million penthouse. Developers cite transit access, parks, retail hubs, and regulatory support as key drivers.
