Downtown Brooklyn's 53-year-old office building at 395 Flatbush Ave., long considered an eyesore, will be replaced by a 72-story, 840-foot tower developed through a public-private partnership. The new structure will become Brooklyn's second-tallest building and span 1.5 million square feet. It will contain 1,263 mixed-income rental apartments, with 325 permanently affordable units for renters earning 60% of area median income, representing the most affordable housing in any single construction project within the last decade. Construction is expected to begin in 2028. The current building houses a Verizon call center and ground-floor retail above the DeKalb Avenue transit hub.
