Top Secret Orchard, a 48.65-acre property in Groton, is currently on the market for $2.79 million. Initially established for commercial apple production in the 1960s, the orchard closed to the public until it was purchased in 2020 by Ryan McGuane, who opened it for community involvement. The property includes a farmhouse with over 3,600 square feet and a heated barn, as well as an apple orchard producing multiple varieties. It’s known for its community engagement efforts, including food donations and pick-your-own sales, and enjoys a secluded location free from neighbors.
"We have almost more volunteers than we have apples to pick in a day," said Lindsay Jarvis, McGuane's partner, illustrating the high level of community engagement at Top Secret Orchard.
"All of a sudden you take a turn, and you're in the middle of the orchard. We have 1,800 feet of frontage with the country club; there's no neighbors," McGuane said, emphasizing the property’s seclusion.
