The City Council's vote on a plan to increase building heights and density in the University Neighborhood Overlay district has been postponed to September 25, 2025. Planning Director Lauren Middleton-Pratt initiated the delay to allow city staff to consult with the University of Texas at Austin regarding their concerns. Proposed amendments seek to adjust zoning regulations to allow taller buildings for student housing, with new affordability requirements and design standards. The delay may affect the completion of critical housing projects for the upcoming school semester.
This delay definitely kills the delivery of some housing units. And in this market, you're just not seeing new construction at all in a lot of sectors.
The delay is intended to let city staff formally meet with the leadership of the University of Texas at Austin to understand the university's challenges.
