The Clear Cooperation Policy (CCP) is not technically dead. It is still a rule in NAR's rulebook, still officially binding on every member MLS. But now, the rule is being ignored at scale. Brokerages are operating around it. MLSs are quietly declining to enforce it. And, in the last two weeks of April and the first two weeks of May 2026, the structural alternative to CCP, the system that will replace it, came into focus.

I'm 65, so I'm not pretending I'm young, but I felt there were things about my face - the bags under my eyes, the skin under my chin, the wrinkles - that were making me look older than I actually felt. I'm very busy. I have a lot of energy. I work out, I'm into health, and I'm very active. What I was seeing in the mirror didn't match how I felt inside.

When a home is listed on the MLS, that property information is immediately available to virtually every real estate agent in the market who is an MLS member, and by extension, to every serious buyer working with an agent who has access to the MLS. By extension, literally all online real estate portals buyers and sellers have come to enjoy pulling their data from it.

AccountTECH analyzed the 2025 financial performance of 157 brokerages. The firms, which were located all over the country, ranged in size from 50 agents to over 6,500 agents and they ranged from traditional legacy brands, to both large and small independents. AccountTECH also noted that a variety of brokerage business models were examined in the study, including those offering traditional brokerage splits and those operating under a 100% commission flat fee model.
