Deputy Prime Minister Angela Rayner announced crucial reforms for the UK's housing sector aimed at rejuvenating it, particularly focusing on small and medium-sized enterprises (SMEs). At the UKREiiF in Leeds, she unveiled the New Homes Accelerator to facilitate development on stalled sites and proposed a Planning and Infrastructure Bill to empower local authorities over planning fees. However, some industry leaders express concerns about potential financial burdens on SMEs. A key component of Rayner's strategy is unlocking 'grey belt' land for sustainable development, with strict conditions to ensure 50% affordability in new homes.
"Rising planning fees could deter smaller builders," warns Brian Berry, Chief Executive of the Federation of Master Builders. "Without adequate support, SMEs may struggle to compete."
Rayner told the audience: "We can no longer pretend that derelict land near train stations is sacrosanct. Our golden rule demands at least 50% of new homes are affordable, ensuring necessary infrastructure accompanies development."
