$500, $600 $800 psf? Builders battle over wildfire rebuilding costs
Briefly

Gary Mkrtichyan's company, Opus Builders, is experiencing high demand from wildfire rebuilding clients, receiving multiple calls daily. He currently manages about a dozen Altadena homeowners, anticipating growth to nearly 20. Construction costs are a challenge, with quotes exceeding realistic numbers, particularly those at or above $700 per square foot. In contrast, Mkrtichyan asserts he charges no more than $550 to $600 per square foot. Opus Builders functions as a one-stop-shop, overseeing architecture, design, and construction, which aids in cost management.
There's not one client that I'm charging $700 a square foot, he said. I built three homes in the Palisades prior to the fires below that number.
Mkrtichyan can't see it. The construction inflation is real, according to Mkrtichyan who said some of the quotes he hears are coming in wildly beyond reality for his company.
Opus has the capacity to handle architecture, design and construction internally, while working with a roster of subcontractors and acting as a project manager.
As more homeowners make the decision to stay and rebuild, nailing down a consensus on cost is a bit like herding cats.
