The 13,480-hectare site lies about 40 kilometers inland from central Luanda and is conceived as a regional hub for Central and Southern Africa. Three districts sit north, west, and south of the airport: a high-rise northern business and cultural district connecting to Luanda, a low-rise western research and innovation district adjacent to residential neighborhoods, and a southern hospitality district overlooking Quisama National Park. A 42-kilometer landscaped green loop links districts and integrates mobility, open space, and drainage. Renewable energy measures, passive design, and three square kilometers of photovoltaic panels contribute to the project's energy supply.
