An August 2023 fire from the nearby Progress Hardware store rendered the 24-unit, three-story building at 1275-1281 8th Ave uninhabitable. Most tenants have moved on; only a handful remain awaiting repairs. The insurer disputed the need to replace the electrical system and declined payment, according to the Department of Building Inspection. Owner Socrates Mamakos died in July 2025 and his son, Nick Mamakos, assumed control; city officials report difficulty getting the son to address property responsibilities. The city approved a permit in October, but bidding is ongoing, a PG&E transformer is required, and renovations will take 12–15 months once construction begins.
