Quiet downtown SF shopping center is getting 8 new restaurant and retail tenants
Briefly

BXP announced eight new leases at Embarcadero Center, including food establishments like Boho Petite and Jerry's Roast Pork. Retailers include Ambiance and B12 LOVE. The Rosalind Bakery, involved in the Vacant to Vibrant program, signed a long-term lease, boosting its business potential in the area. Owner Matt Kosoy emphasized the lunch service opportunity due to increased foot traffic from office returners and tourists. Favorable rent terms include no rent for the first five months, indicating a strategic investment in downtown.
Owner Matt Kosoy described his time at Embarcadero Center as a 'positive experience.' He wanted to add a sandwich shop to maximize his business's potential in the area.
'I believe the lunch service is the biggest opportunity for that particular location,' he said, noting the return of office workers and increased tourism.
The rent terms were favorable. New businesses are paying no rent for the first five months and a percentage rent based on their gross sales thereafter.
Matt Kosoy stated, 'I believe it's the right time to invest in downtown. These empty storefronts aren't going to stay empty forever.'
