80 Clarkson is a limestone-clad pair of towers rising along the West Side Highway across from Pier 40. The two towers topped out at 45 and 37 stories, more than twice the height of most neighboring buildings, and visually dwarf nearby 15-story Herzog & de Meuron development. Developers Zeckendorf Development, Atlas Capital Group, and the Baupost Group position the project as a successor to 15 Central Park West, combining grand floor plans, lavish amenities, and high-end finishes. The site is promoted as the largest remaining Hudson River waterfront property in the West Village, with locked-in views and development rights transferred from Pier 40. The project includes a trade-off attaching 175 senior-housing units to its east side.
