Green Valley Corporation, affiliated with Swenson Builders, submitted a preliminary Newtown application on March 19, 2024, originally proposing demolition of commercial buildings at 15495 Los Gatos Blvd. to build two apartment buildings totaling 238 units with 48 affordable units. The developers sought a limited environmental impact report exemption for infill acreage but exceeded allowable density at 61.7 dwelling units per acre versus the General Plan maximum of 20. Town staff said the project did not qualify for Density Bonus waivers and would require a builders' remedy to deviate from objective requirements. A revised Residence at Newtown application filed Nov. 13 proposes 80 three-story townhomes across 10 buildings on 3.86 acres, with 33 three-bedroom and 47 four-bedroom units, maximum 40-foot building heights, and onsite walking, gathering, landscaping, dog run, and barbecue amenities.
