The Fold, a 251-flat building in Croydon completed in 2022, has been afflicted by damp, mould, collapsing ceilings, sewage and fire safety concerns. Owners Legal & General have apologised, offered support and compensation, and stated residents' safety is a top priority. The building is at roughly 30% occupancy after owners enforced widespread departures, and one-bedroom rents reached £1,480 per month. Current and former residents seek council intervention in its roles as landowner and local authority to pressure Legal & General for remediation and fair compensation. Tenants' union ACORN says some councillors have offered support but calls for stronger action to protect tenants' statutory rights.
