A 6.6-acre Industrial Service Facility is under construction in Mariners Harbor, Staten Island at 2577 Forest Avenue, adjacent to Howland Hook Marine Terminal and near Home Depot. The facility will include over 110 trailer parking stalls, full drive-through circulation, and office space, with construction expected to finish by year-end. Stonemont Financial Group will own and operate the site. ISF properties are a subset of industrial outdoor storage featuring functional service buildings alongside stabilized, lit, zoned outdoor storage used for equipment, materials, and vehicle distribution. Stonemont reports constrained supply and growing demand for well-located ISFs.
