A six-story, 48-unit, mostly-affordable apartment building is planned at 294 Hyde Park Ave in Jamaica Plain, replacing a long-empty auto parts store. The development will create approximately 49,800 square feet of residential space with a mix of studios and one- to three-bedroom units. Forty-three units will be affordable to households earning 30–60% of area median income, with five market-rate units to allow residents to remain if they exceed AMI thresholds. The all-electric building includes 17 parking spaces, bike storage, and design revisions that reduced height and setbacks, widened the sidewalk, and updated exterior materials. The project received unanimous Zoning Board of Appeals approval following Boston Planning Board approval amid broad community support and some scale concerns.
