432 Park Ave. is a nearly 1,400-foot, 96-floor tower whose white concrete facade has been splitting, fissuring and losing pieces since completion in 2015. Structural engineers warn that chunks of concrete could fall onto sidewalks and water intrusion through cracks could damage interiors. One engineer cautioned that elevators and mechanical systems can fail, pipe joints can break and widespread leaks can render the building uninhabitable without major restoration estimated at $160 million. The tower contains 125 luxury units that reached about $2.5 billion in sales to high-profile buyers. Residents report excessive sway, groaning noises, leaks, power outages and elevator issues, prompting ongoing legal disputes between the building board and developers.
