
A £99 million redevelopment of the building above Bond Street station will modernize a tired 1970s structure with shops at ground level and office space above. Westminster City Council approved the West One plans in 2024, and McLaren Construction was selected to deliver the project with British Land. The scheme will create 94,000 sq ft of office space across seven storeys, nearly doubling the current amount by adding three new floors. The top four storeys will be demolished, and the first and ground floor levels will be partly removed, with facades partly stripped back. New terraces, landscaped areas, improved retail frontages, and better pedestrian connections between Davies Street and Stratford Place are planned. Construction is expected to finish in the first quarter of 2029 while Central, Jubilee, and Elizabeth line services remain operating.
"It doesn't look like the construction work will cause too much disruption to the shops or to services on the Central, Jubilee and Elizabeth lines - they'll all stay up and running throughout. Preparatory work is already underway and the whole scheme is expected to be finished by the first quarter of 2029."
