
"The plan to build more than 700 apartments above the North Berkeley BART station took a couple of steps forward this month, as two nonprofits applied for building permits from the city to construct affordable housing developments at the site. But the timeline for construction of one of Berkeley's most closely watched housing projects has slipped by another year, according to a BART spokesperson."
"City and transit system officials once planned for a developer to break ground on the project in 2025; then in March, BART said construction wouldn't begin until at least early 2026. BART spokesperson Chris Filippi told Berkeleyside this week that North Berkeley Housing Partners a team of four affordable and market-rate developers tapped to lead the project has informed the transit agency that the earliest possible groundbreaking will be in early 2027."
Plans call for 739 apartments to be built above the North Berkeley BART station, with 381 units designated as affordable across 13 buildings on an eight-acre parking lot. Two nonprofits recently applied for city building permits for affordable housing components, and an 85-unit permanent supportive housing building from Insight Housing is among the first-phase projects at Sacramento and Virginia streets. North Berkeley Housing Partners, led by BRIDGE Housing and including EBALDC, Insight Housing, and AvalonBay, will develop the site. The earliest possible groundbreaking has slipped to early 2027. Similar station-area developments are underway at El Cerrito Plaza and Ashby stations.
